What Is an EICR and Do You Need One in Banbury?
If you own a home or rental property, you’ve probably heard the term EICR mentioned — but what does it actually mean?
An EICR (Electrical Installation Condition Report) is a detailed safety check of your property’s electrical system. It looks at the wiring, fuse board (consumer unit), sockets, switches, and overall installation to make sure everything is safe and working as it should.
Why Is an EICR Important?
Electrical systems naturally wear over time. Cables age, connections loosen, and older fuse boards may not meet current safety standards.
An EICR helps to:
• Identify potential fire risks
• Highlight electrical shock hazards
• Check earthing and bonding
• Ensure your installation meets current regulations
• Give you peace of mind
For landlords, an EICR isn’t optional — it’s a legal requirement.

How Often Do You Need One?
Here’s a simple guide:
• Rental properties – Every 5 years
• Homeowners – Every 10 years is recommended
• Commercial properties – Usually every 5 years
If your property is older, you're looking to renovate, or you’re unsure when it was last checked, it’s worth booking one in.
What Happens During an EICR?
The inspection involves testing circuits and checking the overall condition of your electrical installation to ensure that it complies with current wiring regulations. To carry out the tests safely, the electricity will need to be switched off at certain points during the inspection.
If you work from home, don’t worry — I understand how important it is to stay connected. I carry a power bank that can keep your router running while the testing is being carried out, so you won’t completely lose internet access.
Depending on the size of the property, the inspection usually takes a few hours.
Afterwards, you’ll receive a clear report explaining:
• Any issues found will be given a code -
C1, C2, or C3
• Whether they are dangerous or advisory
• What (if anything) needs to be corrected
If any remedial work is required, I can also provide a clear quote to put things right.
Everything is explained in plain English, so you know exactly where you stand.
